How this works

Property Rooms is a private space where you and your client discuss and compare properties for one search.

An agent gathers properties for one search in one client room. Clients say what they think of each one. Everything else follows from that.

Your agent collects the properties. Your job is to react to them, so you can focus on worthwhile viewings.

  1. No password required

    Type your email address on the sign-in screen and press "Email me a sign-in link". The email contains a link and a six-digit code — either one signs you in. Both expire after fifteen minutes and stop working once used, so request a fresh one whenever you need it.

  2. Confirm your sign-in with one click

    Opening the link shows a confirmation button instead of signing you in immediately. That is deliberate: mail providers open links to check them, and a link that signed you in on being opened would already be spent by the time you got there. If it opened in the wrong browser, type the code into the tab where you asked for the link instead.

  3. What you will find

    The client rooms your agent shares with you, each holding the properties gathered for your search. You can open listing links, react, compare and discuss. Only authorised agents can change room or property data.

  4. Say what you think of each property

    Press "Details" on a property and pick one of three: Likes it, Needs discussion, Not suitable. Pressing the same one again clears it. Everyone in the room sees your choice, including whoever you are searching with — that is rather the point of doing it here instead of over the phone.

  5. Ask about a particular property

    Write from a property's details when your question is about that property. The message also appears in the room chat with a property link, so the chat remains the single chronological discussion of every option.

  6. Compare the ones you cannot choose between

    Select "Compare" on up to three properties, then open the Comparison tab to see them line by line, with everyone's reactions in the same table.

Worth knowing

  1. Reactions are in the property details

    Press "Details" first. Reactions and the property message box are below the agent comment and facts; all messages can also be followed in the room chat.

  2. Listings remain on their source websites

    When a listing URL exists, use "Open original listing" to see its photos and descriptions. Off-market and private properties work without a link. Property Rooms does not synchronize source changes.

  3. A comparison is not saved

    Your selections are private and last until you leave the room. Nobody else sees what you selected.

  4. Activity emails are grouped

    New properties, room messages and property comments can produce a grouped email after a short delay. Reactions stay inside the application and do not generate email.

  5. Room capacity

    On the Standard plan, each agent can have up to 20 active client rooms. Agents in the same agency each have their own capacity — one agent's rooms never use up another's. Archived rooms do not count, and reactivating an archived room needs available capacity.

  6. Free trial

    A 30-day free trial gives full functionality with no payment details required. The public request form only starts contact; the trial clock begins once your access is activated and you first sign in.

  7. After a trial ends

    Existing rooms, their properties, messages, reactions and already-invited clients stay fully available — nothing is deleted. Until the subscription is activated, you cannot create new rooms, reactivate archived ones, or add new clients or agents.

  8. Jump between rooms with ⌘K

    Ctrl+K on Windows and Linux. It searches by name, city and district, and it finds archived rooms too.

  9. Polish, English and Russian

    Switch language or the light and dark theme in the header, on any screen, signed in or not.
